Homeowners facing financial hardship sometimes assume their only options are a cash sale at a discount or letting foreclosure happen. In reality, if you have meaningful equity in your home and enough time before an auction date, listing on the open MLS can put significantly more money in your pocket than any other option.
Even with a notice of default, Washington State's foreclosure timeline often gives homeowners 4–6 months or more to sell. That's usually enough time to list, accept an offer, and close before any auction date.
💰 In most Washington State markets, a well-priced, well-presented home listed on the MLS will attract more buyers and higher offers than any off-market sale. If you have equity, protecting it matters — and a traditional listing is usually the best way to do that.
